Contract Conclusion

HouseRep Tokyo will prepare the tenancy agreement contract based on the agreed terms between both parties. As a licensed real estate broker we conduct legal mandatory duties including the explanation of Important Facts. We also create invoices on behalf of the owner for the initial payment such as rent and security deposits.

Tenant Support

We take care of the tenants.

As your property manager we conduct a pre-tenancy inspection of the property.
We do simple cleaning and fixing, for example we replace broken light bulbs, etc. and arrange for any required repair work.
We arrange for internet, cable television and other utility application.
We are present on the move in day with the tenant to verify the current property condition (damage check), followed by the key handover and explanation of the property facility use.
During the tenancy, we will handle any property related complaints from the tenant such as damage or faults. We understand that there is significant benefit to a long-term relationship and we strive to maintain an ongoing relationship with the tenants to make sure that they are happy and that every expectation they have of the property is fulfilled within the terms of the tenancy agreement.


Represent the owner’s interest in all matters related to the property.

As your property manager we take responsibility to react to any issues related to your property such as late or unpaid rent collection, the invoicing of parties for repair fees and public utility fees which should be borne by the tenant, management of the property’s spare keys and to make sure the contractors conduct the necessary repair work or maintenance as requested.


Periodic financial reporting to the owner.

We prepare financial report to maximize the cash flow and make sure owners have updates on their property. We will also provide additional information if something is effecting the market or the value of your property.
Tax documentation, end-of-year financial reports and any information required for legal purposes will also be provided.


When the tenant vacates the property after the cancellation, we restore the property to its original condition.

We handle various cancellation related matters such as move-out inspection. At the move-out inspection, we collect the returned keys and confirm the property conditions and areas that require restoration or repair work.
We calculate Deposit Return. It is necessary to estimate the costs of repairs and restoration and negotiate with the tenant to agree on the deposit amount.
Organize repairs and restoration work. Once the property is vacant we will arrange contractors to do any repairs and restoration work required to return the property to its original condition.
The above cycle will start again to welcome a new tenant.
